If you want to lose your 2500 rental deposit and never get it back, if you want to get rude and arrogant staff service as well as management, and if you want to experience being consistently woken up in the middle of the night by the noise from next door but no one can help you out, then come and stay at this place!!! As another user in the comments section said, this place is a total scam. My deposit is still not returned to me now 4 months after I checked out, the funny thing is that I paid the deposit in cash but when I want a refund, they told me they couldn't give me cash, and I must have a bank card in Hong Kong, even if I have a VISA. I don't think all the students who come to Hong Kong for one year will have a Hong Kong bank card. Also, their staff is very RUDE and will ARROGANTLY roll their eyes even if you try to communicate with them properly. My roommate was constantly kept awake by the noise of the party going on next door at 2-3am during the 7 months she rented the room, and she repeatedly reacted to the management office but it was useless, the walls of this place are really thin. Overall this is the worst apartment I've ever stayed in, the worst service I've ever seen, and it even made my impression of Hong Kong bad.

***After six months, the management has not refunded my deposit after assurance that it is under process back in May 2023. Do not rent from here. Terrible management and staff! ***I am adding this after I have checked out in March, the management kept dragging their feet. Told me that they would refund my deposit. It is close to 3 months. I have not received any refund. Called the management, they simply kept on delaying, delaying, delaying. The hardware is good, the software (people) is terrible. The sad thing is that there is little I can do. Called the police, they will not take the case because the dispute involves several thousands of dollars. I’m just waiting and cannot do much because they know the legal system in Hong Kong gave me very little alternatives to get my refund back. *** This place is a complete scam. I just renew my contract, they ask me to pay for the normal wear and tear. Don’t rent here. Run by very poor quality management with poor standard of customer service. Couple of notes to add. My toilet pump had no water to flush, call management, they said no time to fix it until tomorrow. Another day, I was in elevator. Overheard a grouchy staff just telling customer on the phone, “just let them wait.” The attitude of the management staff here is really bad. I had lived in multiple service apartments before, whenever there is problem, other service apartments come and fix it in half an hour nicely. This place, don’t expect service. LKS foundation donates so much money to charity to demonstrate social responsibility. Yet, the management of this business only cares about collecting rent and fees, not tenants, not customers. If you just want a place with furniture, perhaps, good short term stay. If you want a place to live well and decent service, look elsewhere. Perhaps, corporate social responsibility should include basic satisfactory of service before calling themselves service apartments. Cheung Kong management, where is your management and responsibility?

The apartment looks okay but the material is of a poor quality. The TV and microwave are horrible and old. I had to change the tap of the kitchen twice. The facilities looks nice but they are only used to attract and deceive customers. The swimming pool closes at 6:00 pm, which is too early if you work in regular hours.. They keep closing it for cleaning for weeks and without any information about the return. The service is horrible and no one cares about your complains. The bus service is ridiculous and also used to deceive customers. There are long lines to get it and the bus only departs every 15 min.

The person who handled my phone enquiry for availability was a Mr Lone (龍先生) who was unnecessarily and exceedingly rude, arrogant, condescending and unhelpful. If that person's attitude is representative of the service quality to be expected from this property, then I am glad I have been warned in advance by being given a taste of what to expect.
